Who are you?
The London Agent markets privately owned self-catering homes and serviced apartments. We do not own the properties promoted on the site but rather act on behalf of property providers who make a special effort to offer quality accommodation with attractive furniture and décor.
How long can I rent for?
Individual properties display the minimum rental period on the property details. Self-catering properties generally prefer a one-week minimum - seven nights - but may occasionally accept a booking for a shorter period if there is a gap to fill. There is no maximum term and many of the properties are available for periods in excess of six months.
How much does it cost?
Rental rates start at £450 per week for a studio flat.
What is included in the rate?
The rate charged for short term rentals includes utilities such as water, gas, electricity, service charges, council tax and television license. Self-catering accommodation will be professionally cleaned before you arrive and thereafter it is the responsibility of the occupant to leave the property in the same condition on departure. Unless otherwise indicated on the property details, exit-cleaning charges are included in the rate, provided that the property is left neat and tidy when you depart. The same applies to telephone and Internet usage. Toiletries and consumables should not be expected at self-catering properties.
Can I view the flat?
The London Agent is an on-line booking company and we do not accompany viewings to properties. However, viewings can usually be arranged when the flat is being prepared - i.e. between bookings - which avoids disturbing the current guest. If you have requested a viewing please keep in mind that the property can not be held for you until you visit. Short let rentals are promoted worldwide and bookings are made on a first come first served basis.
How many people can stay?
The number of people permitted to stay in the property will vary - please check the property description for exact details. After you make your booking, only the people listed on the booking agreement are entitled to stay at the property. Many of our clients offer several flats in one building so if you are a large group you may find it convenient to reserve the entire building.
Do I pay a security deposit?
Yes, most property providers request a damage deposit – some will take it in cash and others will pre-authorise the amount against your credit card as is done in hotels. The average amount is £200.00 but can be more depending on the length of your stay and the property concerned. The funds may be used to replace damaged items, or for remedial cleaning, if required.
How do I book a property?
If the property displays an orange ‘Book now’ button then the calendar is accurate and you may book immediately. Please complete the booking form and you will be directed to a secure payment gateway in order to make the pre-payment required to reserve the property. If the property displays the blue ‘make a request’ button send us the booking form and we will double check availability with the owner before we send you a confirmation and request for prepayment in order to secure your booking. A property is regarded as booked only when we receive the pre-payment. Thereafter all monies are due six weeks before you arrive. If you are booking closer to the start of your stay please pay all monies at the time of booking.
What happens when I arrive?
The owner or a representative will make arrangements to meet you at the property on arrival. Check in/out times vary between properties – please check individual property details. Some property providers make a small surcharge to meet outside of office hours, on weekends and on public holidays. Other providers suggest a cab company for transfer and delivery of keys. During your stay you will have the contact details of the property manager should you have any maintenance problems.
How do I cancel?
If you wish to cancel your reservation please e-mail us. Any monies due to you will be refunded less charges incurred processing your booking and refund. The pre-payment amount paid to confirm your booking is not refundable. Should you cancel six weeks or less before the start of your stay the owner will be entitled to retain 100% of the fee paid. Individual property owners may request a variation to this policy, in which case you will be informed at the time of booking. We urge you to obtain travel insurance which will protect you against your costs incurred.
Special Terms For The Olympic Period
In 2012 the Olympic Games are to be held in London and we think it only fair to notify you that special payment terms apply over this busy period. A payment of between 25% - 65% is required at the time of booking to confirm your reservation and is not refundable. Thereafter the remainder of monies will be requested by 1 April 2012. Should you cancel your booking three months or less before the start of your stay all monies paid will be forfeit. We urge you to obtain travel insurance which will protect you against your costs incurred.
