FAQ’s for landlords
What type of homes do you manage?
At The London Agent we manage the full range from quirky, boho and bijoux, to cool, calm and contemporary. We are equipped to let and manage all London residential property from studio flats to large family homes. Style may vary but all London homes will be clean, safe and well cared for.
Where are the homes?
Central London within travel zone 1 and most of zone 2. Occasionally we can manage a zone 3 home, particularly in south west London, and it is worth asking us.
How long are tenancies?
The minimum term for long lets is six months but most tenancies are in place for two years plus.
Furnished or Unfurnished?
We can let and manage either, equally well. In general, unfurnished homes will attract longer tenancies. An unfurnished property would include the white goods and window coverings. The flexibility to remove items is always useful.
Who are tenants?
London has the benefit of a very diverse and international range of tenants. Post-graduate students, professionals who share a flat, families and even retirees are possible residents of your London property.
Do you reference tenants?
Yes. Reference checks include a credit check, employment confirmation and previous landlord check.
How many people can live in your property?
This would be largely at your discretion and may also depend on restrictions in your superior lease or by your local council.
Do tenants pay a damage deposit?
Yes, up to the equivalent of five weeks rent on Assured Short Hold tenancies. We protect the funds with the DPS.
Do I need an inventory?
Yes, definitely. It is important to have a record of the property at the start of the let. This safeguards the owner and tenant at the end of the let, in the case of disputes over dilapidations.
Do you guarantee rent?
No, we let and manage residential homes. We do not rent the home from you and then sublet it, and we do not offer any gimmicky rent guarantee schemes. However, there are insurance policies owners can purchase which do offer rent guarantees.
Do you safeguard rent?
All rental monies are kept in a ring-fenced client account and further protected by Client Money Protection (CMP).
We are also a member of the Property Redress Scheme (PRS), which is a body that addresses complaints about agents.
